About

A Taiwan-based practice built around one narrow problem: making lease obligations on property books match the contracts behind them.

Origin

Auto Digi Systems began when property finance teams around Taipei Hsien kept calling the same reviewer for help reconciling rent rolls before year-end. The work was never glamorous — reading amendments, tracing deposits, explaining free-rent periods to auditors — but it was consistently needed.

Rather than broaden into general accounting, we stayed with lease accounting audit support for property obligations. That focus lets us keep request lists short and findings memos specific.

How we work

Engagements start with an intake call, not a sales deck. We ask for lease count, systems, and the date your external auditor arrives. Document review is mostly remote; on-site sessions are available when ledgers live only on paper in the Hsintien office.

We write in plain language aimed at controllers and property accountants. If a finding is material, we say so. If a variance is noise, we say that too.

Values that show up in the file

  • Evidence before opinion — every material comment points to a clause or ledger line.
  • Respect for operational staff who hold the contracts day to day.
  • Schedules that cast to the trial balance before they leave our desk.
  • Clear boundaries: we are not your statutory auditor and we do not give legal opinions on lease enforceability.
