Case sketch: retail free-rent missed in the accrual
A Banqiao mixed-use landlord asked for a lease obligation audit ahead of year-end. The rent roll looked tidy, but three retail units carried a six-month fit-out concession recorded only in a side letter. Spreading that concession correctly reduced the accrued receivable the statutory auditor had questioned the prior year.
Deliverables were an obligation schedule for 28 leases and a two-page findings memo. Fieldwork follow-ups from the external auditor dropped to a single clarification email.
